Laboratory Cleaning Services Scoped Around Your Protocols.

CleanWise Solutions provides recurring laboratory cleaning for research labs, clinical and diagnostic labs, biotech and life-science suites, and university and government-adjacent lab space across the DMV. Every program is written from a walkthrough with your lab manager or EHS lead, so the crew cleans what they are cleared to clean, with the products and sequence you approve.

  • Scope defined by zone and risk level. Office and support areas, general lab space and restricted or controlled rooms each get their own written procedure.
  • Your protocols, not a generic checklist. Approved products, entry and exit sequence, PPE and what the crew never touches are documented before the first visit.
  • 30-Day Onboarding Standard. Shared issue log from day one, weekly quality reviews, and a partial first-month credit if we miss the agreed standard.

Why labs are different

Lab Cleaning Is a Controlled Process, Not a Janitorial Add-On

A laboratory cannot be cleaned the way an office is cleaned. Benches hold active work, some rooms have restricted access, certain surfaces cannot take the wrong chemistry, and a crew member who opens the wrong door can compromise a study or a sample.

CleanWise treats laboratory cleaning as a controlled program. During the baseline walkthrough we map every room by zone and risk level with your lab manager or EHS contact, confirm which areas the crew is cleared to enter, record the products you approve for each surface type, and agree on the order of operations so clean areas are serviced before anything else. That written scope becomes the crew’s procedure, and scored inspections check against it.

The same discipline applies to the people. Lab accounts are staffed with a stable, assigned crew that is briefed on the facility’s rules before the first shift and is not rotated in from other buildings. Changes to the scope, products or access go through your account manager and are written into the program, not improvised on site.

Scope of work

What Laboratory Cleaning Includes

The scope is set per facility, but a typical recurring laboratory cleaning program covers the following. Items your protocols exclude are documented as off-limits for the crew.

  • Floor care in lab and support areas using approved products and equipment dedicated to the lab, with wet-cleaning sequences that keep dust down.
  • High-touch surface cleaning on door hardware, light switches, handles, phones and shared equipment exteriors in general-access areas.
  • Bench and work-surface wipe-downs only where authorized, with your approved disinfectant and contact time, and never on surfaces holding active work.
  • Restrooms, break rooms and gowning or anterooms cleaned, restocked and sanitized on every visit.
  • Trash and non-regulated waste removal with regulated, sharps and chemical waste explicitly excluded from the crew’s scope.
  • Glass, partitions and fixtures cleaned on a scheduled cadence so visibility into controlled rooms stays clear.
  • Office, conference and reception areas maintained to the same standard as our office cleaning programs.
  • Pre-inspection and pre-audit deep cleans scheduled ahead of client visits, inspections or accreditation reviews as an add-on to the recurring program.
What the crew does not do

CleanWise crews do not handle regulated, biological, chemical or sharps waste, do not clean inside fume hoods, biosafety cabinets or equipment interiors, and do not enter rooms you have not cleared. Those boundaries are written into the scope so there is no ambiguity on a night shift.

Who it is for

Laboratory Facilities We Clean

CleanWise works with the people responsible for keeping lab space audit-ready: lab managers, EHS and facilities leads, and property managers with lab tenants.

Research and university labs

Shared lab buildings with mixed office and bench space, student traffic and varying access rules by room.

Clinical and diagnostic labs

Specimen-handling environments attached to medical practices or standalone, where high-touch surface care and restroom standards matter daily.

Biotech and life-science suites

Multi-tenant lab buildings and incubators in the DC, Maryland and Northern Virginia corridors with controlled rooms, anterooms and shared support space.

How the program is built

How a Laboratory Cleaning Program Is Scoped

Four steps, all documented, so the crew on the floor is working from the same page as your lab manager.

STEP 1

Walkthrough by zone

We walk the facility with your lab or EHS contact and classify every room: office, general lab, controlled or restricted.

STEP 2

Written protocol

Approved products, contact times, entry sequence, PPE and exclusions are recorded for each zone and signed off.

STEP 3

Assigned, briefed crew

A stable crew is briefed on the facility rules before the first visit and stays on the account.

STEP 4

Scored inspections and issue log

Site managers inspect against the written scope, and anything missed goes into the shared log your account manager owns.

30-Day Onboarding Standard

The first month follows a documented transition: a shared issue log opens on day one, the assigned crew is stabilized, and weekly quality reviews confirm the agreed standard. If it is not met, CleanWise credits back a portion of the first month’s service.

What usually goes wrong

Why General Janitorial Falls Short in a Lab

Most lab cleaning complaints trace back to the same gap: the cleaning company was never given a lab-specific scope, so the crew defaults to office habits. Here is the difference a written protocol makes.

Unscoped

The crew brings the same chemicals used in the office down the hall, wipes a bench that was holding active work, and props open a door to a controlled room while they vacuum.

CleanWise

Products are approved per surface, benches are off-limits unless authorized, controlled rooms are entered only in the agreed sequence, and the inspection checks all of it.

Questions

Laboratory Cleaning FAQ

What types of laboratories does CleanWise clean?

Research and university labs, clinical and diagnostic labs, and biotech and life-science suites, including multi-tenant lab buildings, across Washington DC, Maryland and Northern Virginia. We confirm fit during the walkthrough.

Will you follow our lab’s own cleaning protocols and approved products?

Yes. Your protocols are the basis of the program. Approved products, contact times, entry sequence and exclusions are written into the scope before service starts.

Do you clean inside fume hoods, biosafety cabinets or equipment?

No. Equipment interiors, hoods and cabinets are excluded from the crew’s scope, along with regulated, biological, chemical and sharps waste.

Can you do a deep clean before an inspection or audit?

Yes. Pre-inspection cleans can be scheduled as an add-on to the recurring program, following the same written protocol.

When do you clean labs?

Day or night, scheduled around active work and access windows agreed with the lab manager. Many lab accounts are serviced after hours, with support areas handled during the day.

Need a Lab Cleaning Crew That Follows the Protocol?

Tell us about the facility and its access rules. We’ll walk it with your lab manager and put the scope in writing.
